This is for you if

  • You own the building, or hold a lease longer than the payback period

    This is the question that decides commercial solar more often than any technical one. A three-year lease and an eight-year payback is not an investment, it is a gift to your landlord.

  • Your load is air conditioning, refrigeration or lighting during business hours

    Cooling load tracks daylight almost exactly. It is the closest match to a generation curve that a commercial building offers.

  • You are open six or seven days a week

    A building closed at weekends exports roughly two sevenths of its generation at the buyback rate. It still works — it just changes the right size.

  • You are currently running a generator during load shedding

    The displaced unit is then priced against diesel rather than grid tariff, which materially shortens payback and changes whether storage is justified.

This is not for you if

  • Tenants on a short lease with no agreement from the building owner. I will ask about this in the first conversation, and if the answer is wrong I will say so before anyone spends money on a design.

  • Premises whose demand is mostly evening trade — some restaurants and event venues. The case then depends on storage or on load shifting, and both have to be argued with numbers rather than assumed.

  • Shared or multi-tenant rooftops with no clear metering boundary. It can be solved, but it is a legal and metering problem before it is an engineering one, and it is not solved by a solar quotation.

  • Anyone who wants a system sized to fill the roof for appearance. Under net billing that capacity earns roughly a third of what it used to.

Commercial solar covers a wider range of buildings than industrial does — an office in Gulberg, a showroom on Main Boulevard, a cold store on the outskirts of DG Khan — and the technical work varies less between them than the commercial questions do.

So I start with two questions that have nothing to do with panels: do you own the building, and if not, how long is left on the lease? A commercial system pays back over years. If your tenure is shorter than the payback, the engineering is irrelevant. I would rather establish that in the first phone call than after a design.

Cooling load is the best-matched commercial load there is

Air conditioning and refrigeration demand rises with ambient temperature, which rises with the same sunlight the array is converting. The hotter the afternoon, the more your chillers draw and the more your array produces. Very little is exported, so the buyback rate barely touches you.

Cold storage is the strongest version of this. The DG Khan cold storage plant is a 143 kW system for exactly this reason, and the client has since come back for further work. Warehousing with no cooling load is the weakest — a shed with lights draws very little, and the roof area tempts an oversized system that exports most of what it makes.

If you currently run a generator, the arithmetic is different

Most commercial payback calculations compare a solar unit against a grid unit. If you are running a diesel generator through load shedding, some of what you displace is priced against diesel instead — a considerably more expensive unit. That shortens payback, and it is also the one commercial case where storage frequently does justify itself, because the alternative it displaces is fuel rather than a slightly cheaper tariff.

I will ask what your generator actually costs you per month to run. Most owners know this number precisely, and it is usually the most useful figure in the whole conversation.

If you do not own the building

A short lease does not always end the conversation, but it changes who the conversation is with. Three arrangements come up in practice, and it is worth knowing which one you are proposing before you approach a landlord.

  • The owner pays and raises the rent, or takes the saving directly. Simplest, and the easiest to agree where the building owner is also a business owner who understands the arithmetic.
  • You pay and negotiate a rent adjustment or a lease extension against it. This needs the payback period and the remaining term written into the same document, or you are relying on goodwill you may not have in year four.
  • You pay and the system is removable. Honest, and worth less than people hope — the array can be unbolted, but the structure penetrations, the cabling and the metering work stay behind, and remounting on a different roof costs a meaningful fraction of a new installation.

What does not work is installing on a rented roof without written agreement and hoping it goes unnoticed. It is discovered at the point of the DISCO application, because the connection agreement carries the owner name — which is also the moment it becomes an expensive problem rather than a cheap one.

Installing without closing the business

A factory can often take a shutdown window. A showroom cannot. Commercial installation is therefore scheduled around trading hours, with the noisy and disruptive work — drilling, structure anchoring — done outside them, and the single unavoidable outage for the AC changeover and metering work agreed with you in advance rather than sprung on you.

Questions

What clients ask before they commit

Can I install solar on a rented commercial building?
Only with the building owner agreement in writing, and only if the remaining lease is long enough to see the payback. This is the first thing I check on a commercial enquiry. Where the lease is short, sometimes the answer is a cost-sharing agreement with the landlord — but that is a commercial conversation to have before any design work, not after.
How much roof area does a commercial solar system need?
As a working figure, roughly 100 square metres of usable, unshaded roof per 20 kW with conventional module sizes and spacing — but area is a constraint, not a design input. The system is sized against your daytime consumption first, and then checked against whether the roof can hold it. If the roof cannot, that is the point at which we discuss ground mounting or a smaller system.
Does solar work for a business that is closed at weekends?
Yes, with a smaller system than you might expect. Weekend generation is exported at the buyback rate rather than consumed, so roughly two sevenths of the year the array is earning about a third of its weekday value. The correct response is to size closer to your weekday daytime load rather than to abandon the idea.
Is solar suitable for cold storage?
It is one of the best-matched loads in Pakistan. Compressor duty rises with ambient temperature, so consumption peaks on the hottest, brightest afternoons — exactly when the array is at maximum output. Very little is exported. The 143 kW plant at Ice Cold Storage in DG Khan is this case, and the client has since returned for further work.
Will installation shut my business down?
Not for more than an agreed window. Structure and array work happens around your trading hours. There is normally one unavoidable outage for the AC-side changeover and metering work, which is scheduled with you in advance — usually a few hours, and usually at the quietest point in your week.
